Buyers across Karnataka — in Mysuru, Mangaluru, Hubballi-Dharwad, Belagavi, Tumakuru, on the Bengaluru-Mysuru corridor, or back home from the Gulf — face the same question before they pay: are the documents genuine and is the title clean? The reassuring part is that most of property verification is record-based, and Karnataka's land records are online. That means a property anywhere in the state can be verified without the buyer or the lawyer travelling to the site. This guide explains what that verification covers and how the remote process works.

Why most verification can be done remotely

Title in Karnataka is established from records that are now largely digital and centrally accessible. The Encumbrance Certificate comes through Kaveri Online from the jurisdictional Sub-Registrar. Agricultural and revenue land records — the RTC (pahani) and the mutation register — come through Bhoomi. Gram panchayat property records come through e-Swathu (Form 9 and Form 11). City survey records in some districts come through UPOR. Because these sources are queried by survey number and document detail rather than by physical inspection, the documents a seller produces can be checked against the official records from anywhere.

Physical site facts — boundaries, encroachment, possession — still benefit from a local check, and we will say so where it matters. But the title chain, the encumbrance position, the approvals and the litigation search, which is where most risk hides, are document work.

What property verification in Karnataka covers

  • Title chain — the parent or mother deed traced forward through every registered transfer up to the current seller, with no missing link.
  • Encumbrance Certificate — pulled through Kaveri for the relevant period and read against the title to surface registered mortgages, prior sales and attachments.
  • Revenue records — RTC, mutation register and tippani for land, confirming ownership and the exact extent through Bhoomi.
  • Conversion status — the DC conversion order where the land was agricultural, covering the full plot.
  • Khata and tax — A Khata or B Khata status, e-Khata generation, and up-to-date property tax.
  • Approvals — sanctioned layout and building plan, occupancy or completion certificate, and RERA registration for under-construction projects.
  • Litigation and other claims — pending suits, partition disputes, and missing legal heirs.

The buyer shares the documents they have over WhatsApp or email — the sale agreement, the documents the seller produced, and the survey or khata numbers. An initial review identifies what is present, what is missing, and any immediate red flags. The record searches — EC, RTC, mutation, e-Swathu, litigation — are then run against the documents. The output is a written legal opinion the buyer and their bank can rely on, stating clearly whether to proceed, proceed with conditions, or not proceed. None of it requires the buyer to be in Bangalore.
